DC Metro Price Increases Continue into August as Demand Remains Strong Posted on September 09, 2013 by Corey Hart, RBIntel
Even with double-digit gains in new listings, overall inventory remains low OVERVIEW Demand remained strong in the Washington DC Metro Region in August. The number of sales and pending contracts increased. Inventories continue to decline, but the pace has slowed to a single digit year-over year decrease. New listings continue to increase and mitigate the decline of inventories. Demand for smaller units in the market continues to drive much of the overall sales. Sales of units smaller than 800 square feet increased by 35.6 percent from last August, which is over double the 13.8 percent increase for all units. Condo sales drove the majority of the increases in both sales and new contracts. Units between 800 and 1,000 square feet had a median sales price increase of 21.7 percent, or nearly three times the 7.8 percent increase for all units. The overall high demand and low supply contributed to median sale price gains within the region and resulted in the highest August-level median sales price in eight years. The median days-on-market continues to be historically low, and is now at its lowest August-level since 2005. Rising prices and strong demand may encourage new sellers to enter the market, increasing new listings and helping to meet pent up demand.

Back to school – for the first time
Sept. 3 marked the first day of school for Loudoun County's 70,855 students attending 55 elementary schools, 14 middle schools and 13 high schools. But at two schools, it wasn't just the first day of the year, it was the first day – ever. Moorefield Station and Discovery elementary schools, both built this year in Ashburn, welcomed students to Loudoun's newest schools amid fanfare. At Discovery, the Broad Run marching band blasted music triumphantly as parents walked their students to the front door. The faculty waved as children with backpacks nearly as large as them tottered into the school. James Dallas, the new principal of Discovery, bounced between guiding traffic and greeting everyone. Three miles away, Moorefield Station soaked in a similar situation. Motivational sayings and pictures, drawn in colorful chalk by the parents the night before, awaited the students, who came on bus, foot and bicycle.

Standing just in front of the “house she built” as she stepped to the podium to officially open the Salamander Resort and Spa in Middleburg, founder and CEO Sheila Johnson was feeling a wide range of emotions. Inova Healthplex plans moving forward in AshburnInova Loudoun Hospital during the last year has been undergoing expansion and construction to better its facilities. Inova Health System is preparing to move forward with plans for a Healthplex in Ashburn, north of Route 50. The 50,500-square-foot Healthplex and 71,280-square-foot medical office building will be at the intersection of Barrister Street and Loudoun County Parkway, just south of the Greenway. The Healthplex will primarily be an emergency room and a resource for outpatient imaging. “We have had that site under contract for three or four years now and the idea there, as we have developed our services across the county, is to provide pretty broad access to people across Loudoun County to health care services,” Inova Loudoun Hospital CEO H. Patrick Walters said. “At Lansdowne we have our advanced acute services and what we are developing in the Ashburn area is outpatient services.”
