4 Exterior Areas to Not Neglect for Home Showings

Daily Real Estate News | Wednesday, August 14, 2013

A home’s outdoor space will set the first impression to prospective home buyers. A recent Realty Times article by Lillian Montalto offers some of the following tips on ramping up the curb appeal of these outdoor spaces:

  • Garage spaces: “Invest in trays, bins, shelving, and anything else that will organize the space,” Montalto writes. “Stow similar objects together. Hang items on wall hooks when possible. And above all, make certain there isn’t an overload of equipment to begin with, even if you need to store larger items at a storage unit or friend’s house.”
  • Patios and decks: Declutter, restain (if needed), and pressure-wash the bricks, pavers, and outdoor furniture, Montalto writes.
  • Yard: Fix any sidewalks, driveway, or walkway cracks. Ensure sellers mow the lawn and make sure nothing is overgrown or blocking any views of the home from the street. Spruce up the yard with colorful flowers and planters.
  • Exteriors: Fix any peeling paint and trim, and make sure windows are sparkling clean. Also, take careful note that any exterior hardware and the house numbers are in good shape.

Leesburg Real Estate

Leesburg places high on Top 50 Best Places to Live list

CNN Money has released its 2013 list of the Best Places to Live in America and Leesburg has been ranked in the Top 50.

Coming in at 35, Leesburg was recognized for its “charming downtown dating back to 1758 and [the town has] made a point of preserving the historical architecture.”

Other characteristics acknowledged in the report are Leesburg's proximity to Virginia wine country and its award-winning farmer's market.

CNN Money acknowledges the median housing cost – at just less than $400,000 – is not cheap, but reasonable for the region.

Leesburg wasn't the only Washington, D.C. suburb to be on the list as Vienna, Va. was the third best place to live in the United States.

With Leesburg's proximity to Washington, D.C., CNN Money reported that while there are not many large employers within town limits, many citizens commute to D.C. and other places to work. Leesburg's Economic Development Director Marantha Edwards believes that may change soon as jobs have been increasing within the town as larger employers have begun setting up roots here.

The Loudoun County Department of Economic Development has released its annual report for fiscal 2013.

Officials with DED are celebrating an excellent year in economic growth in all of the departments target clusters.

DED is reporting 56 “wins” within their targeted clusters last year, which is an increase of 47 percent over fiscal 2012.

Loudoun's Economic Development team defines a “win” as a business either moving to Loudoun, staying in Loudoun or expanding in Loudoun.

By that definition, 56 different companies either moved to, stayed in or expanded in Loudoun this year.

Today, many real estate conversations center around housing prices and where they may be headed. Some believe rapidly rising prices have created a new ‘housing bubble’. Others believe that the sudden rise in interest rates will impact purchasing power to such a degree that it will force prices downward. There is no lack of opinions and there is absolutely no consensus.

That is why we like the Home Price Expectation Survey. Every quarter, Pulsenomics surveys a nationwide panel of over one hundred economists, real estate experts and investment & market strategists about where prices are headed over the next five years. They then average the projections of all 100+ experts into a single number.

Here are three great reasons to consider buying a home today instead of waiting.

1.) Prices Will Continue to Rise

The Home Price Expectation Survey polls a distinguished panel of over 100 economists, investment strategists, and housing market analysts. Their most recent report released last week projects appreciation in home values over the next five years to be between 12.3% (most pessimistic) and 32.8% (most optimistic).

The bottom in home prices has come and gone. Home values will continue to appreciate for years. Waiting no longer makes any sense.

2.) Mortgage Interest Rates Are Increasing

As reported by Freddie Mac, interest rates for 30-year fixed-rate mortgages have risen about one full percentage point over recent historic lows.

Trump National Golf Club in Potomac Falls, VA (Sterling, VA) is hosting the 38th Annual Junior PGA Championship July 29, 2013 – August 2, 2013ADMISSION is FREE and the public is invited and encouraged to come out and watch the PGA super stars of tomorrow play.  The tournament is for boys and girls between the ages of 14 and 18 and they will be playing a very tough course that is much longer than one might expect.  The course has been created using holes from both of the golf courses and is almost 7,000 yards long for the boys!  For anyone who knows golf, that is a long course.  The average course length for men on most public golf courses is between 6,000 and 6,500 yards for better golfers.

Donald Trump came out in support of the tournament today.  Hosting this PGA event is one of the first steps required before graduating to host a regular PGA event.  This is a great achievement for Donald, one in which he has been working very hard to get since buying the club.
